    Portugal leads Europe for hospitality furniture renewal potential

    A new analysis by Furnilytics has identified Portugal as the European market with the strongest potential for hospitality furniture renewal, based on a composite measure that combines hotel revenue, investment per room, accommodation capacity, hotel utilisation and recent market growth.

    The Hospitality Furniture Renewal Potential index uses official Eurostat data to assess where hotels have both the financial capacity and the willingness to invest in refurbishment, providing furniture manufacturers, suppliers and distributors with a broader view of market opportunities than hotel size alone.

    Hotel revenue per room
    According to the analysis, hotel revenue per room is an indicator of the financial capacity available for refurbishment and furniture investment. Following the sharp decline in 2020, revenue per room recovered across all selected markets. By 2025, Portugal recorded the highest revenue per room at €41.3 thousand, followed by France (€39.5 thousand), Croatia (€39.0 thousand), Germany (€37.2 thousand) and Spain (€35.6 thousand). Italy (€28.2 thousand) and Greece (€21.9 thousand) remained significantly lower.

    Gross investment
    The report notes that while revenue reflects the ability to invest, gross investment per room is a stronger indicator of active refurbishment. Portugal again ranked highest, investing more than €11 thousand per room in 2025, ahead of France at around €9 thousand. Spain and Germany have increased investment since 2022, while Greece continues to record the lowest investment levels.

    Combining hotel revenue and investment provides a more complete picture of market opportunities. Portugal pairs the highest revenue per room (€41.3 thousand) with the highest investment per room (€11.3 thousand), while France also performs strongly. Germany, despite generating €37.2 thousand in revenue per room, invests less than half as much (€4.2 thousand), highlighting that strong operating performance does not always result in refurbishment activity.

    The Hospitality Furniture Renewal Potential index places Portugal first with a score of 91, followed by France (72). Spain (54) and Croatia (50) form a middle group, while Germany ranks fifth with 40 despite having the largest hotel market. Italy (27) and Greece (9) complete the ranking.

    Findings
    According to Furnilytics, the findings demonstrate that hospitality furniture demand depends not only on hotel market size but also on hotels generating sufficient revenue and actively reinvesting in their properties. The analysis concludes that Portugal and France currently offer the strongest opportunities for furniture renewal, while Germany and Spain provide larger markets but comparatively lower levels of renewal activity.
